This ensures a smooth handover, clear communication, and minimal disruption.
Pre-Relet Works & Property Preparation
We coordinate and oversee all works required to prepare a property for re-letting, including:
- End-of-tenancy inspections and reporting
- Light refurbishment works
- More substantial maintenance or remedial works where required
- End-of-tenancy deep cleaning
- Final compliance checks prior to re-marketing
All works are managed through vetted contractors, quality-checked, cost-controlled, and fully documented.
Statutory Compliance & Safety Oversight
We manage and oversee all required statutory inspections and certifications through vetted and appropriately qualified contractors, including:
- Gas Safety inspections and certification
- Electrical Safety inspections (EICR)
- EPC assessments and renewals
All compliance activity is scheduled, monitored, recorded, and accessible via the landlord portal.
Maintenance & Contractor Management
All maintenance and repair works are professionally managed. We:
- Assess and scope works appropriately
- Obtain quotations where required
- Appoint and oversee suitable contractors
- Monitor quality, costs, and timelines
- Maintain full records and audit trails for all works
This ensures works are necessary, proportionate, and commercially sensible.
Emergency & Risk Management
We operate defined procedures for urgent and out-of-hours issues. Where an emergency arises — or where a landlord cannot be reached — we will take appropriate action to protect the property, occupants, and asset, using trusted contractors and established protocols.
All actions taken are:
- Proportionate
- Documented
- Reported to the landlord at the earliest opportunity
Escalation & Senior Oversight
If a landlord is dissatisfied with any aspect of management, they may request escalation to senior management.
We operate a clear escalation structure to ensure:
- Concerns are reviewed promptly
- Decisions are reassessed where appropriate
- Accountability is maintained at all levels
Portfolio & Block Unit Management
We manage individual residential units, multi-property portfolios, and multiple residential units within blocks.
Our scope is limited to individual unit management. We do not provide block management, service charge administration, or major works management.
Management Fees
Fees may vary depending on:
- The number of properties under management
- Whether the instruction relates to individual units, portfolios, or block-based units
- Property type, location, and complexity
- Scope of services required
All fees are agreed clearly in advance of instruction.
